Sell your Wabash County mineral rights.

Mount Carmel, Allendale, Keensburg: we buy minerals and royalties throughout Wabash County, the east side of New Harmony Consolidated on the Indiana line.

Wabash County is a small county with a long oil history, the Illinois half of the river-bottom fields that run into Posey and Gibson counties in Indiana. Mount Carmel is where Dee Drilling and a good many of the basin's small operators are based, and the interests we see here are the usual Illinois mix: a sixteenth of an eighth under a lease signed in 1941, paid by an operator three generations removed from the one that drilled it.

What produces here. The Illinois Petroleum Resources Board puts Wabash County at 351,965 barrels for calendar 2025, fourth in the state, down from 403,938 in 2024, one of the larger declines in the basin. The oil comes from the east side of New Harmony Consolidated, discovered in 1939, and from Allendale, Mt. Carmel, Lancaster, Keensburg South, Friendsville, Rochester, Gards Point and Berryville, with pay in the Tar Springs, Cypress, Benoist, McClosky, Ste. Genevieve and Salem and the Pennsylvanian Biehl in the older wells; the ISGS database holds about 2,000 unplugged oil producer records here against 2,450 plugged. The operators you will see on checks and in the county records include Dee Drilling Company of Mount Carmel, Gregory S. Seaton, R and S Operating, Keepes Petroleum, Hocking Oil, Nichols Operating, Macer Energy, Wellco Energy and Kolb Oil. Drilling is modest: the IDNR weekly permit logs show four oil well permits in 2025 and at least five in 2026 through late October, among them R and S Operating's three Spidel wells in the Ste. Genevieve and Ullin in June 2026, Wellco Energy's Clodfelter 1 to the Ullin at 3,600 feet in August, and Seaton's Potts 2 to the Fort Payne the same month. Keyrock Energy also permitted five coal mine methane wells in the Springfield coal near Keensburg in May and October 2026, which is gas from old mine workings and a different estate from your oil royalty.

Whatever you own here, producing royalties, non-producing acreage, or an inherited fraction split among family, we will identify it from whatever paperwork you have, value it off the actual wells and activity, and show you the reasoning with the offer. Free, no obligation, and no pressure: if keeping it is the right answer, we will say so. Inherited it? Start with inherited mineral rights in Illinois.

Questions

Straight answers for Wabash County owners

What are mineral rights worth in Wabash County?
It depends on the wells and units actually touching your tract, their decline, and your decimal, and in Wabash County that ranges from a stripper lease on the river bottoms to a tract under one of the 2026 Ullin permits, so county averages mislead. Illinois publishes no well-level production, so your check stubs and division orders are the record, and we value off them and show the work, free.
My family's Wabash County checks stopped years ago. Where did the money go?
Probably to the Illinois State Treasurer. Under the unclaimed property act, 765 ILCS 1026, mineral proceeds including royalties, bonuses and delay rentals are presumed abandoned after three years, and the operator turns them over under the last name and address it had. The interest itself is still yours, and the money is claimable. We search the Treasurer's records free as part of every valuation.
How quickly does an Illinois operator have to pay a new owner?
Under the Oil and Gas Rights Act, 765 ILCS 520/10, the first payment is due within 150 days after the end of the month of first purchase, then per the lease or within 60 days for oil and 90 days for gas after the month of sale. Late amounts earn interest at the New York Fed discount rate, amounts of $100 or less may be held and paid annually, and 30 days written notice is required before suit.
What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, and recording costs. The offer you accept is the amount you receive.
