Where We Buy · Illinois · Hamilton County

Sell your Hamilton County mineral rights.

McLeansboro, Dahlgren, Broughton: we buy minerals and royalties throughout Hamilton County, Dale Consolidated and the Aux Vases, with Bi-Petro drilling Ullin wells south of town.

Hamilton County is Dale country, the middle of the three-county Dale Consolidated field that came in in 1940, and it is one of the few places in Illinois outside White County where a landowner can still watch a rig move in. Bi-Petro has been permitting Ullin wells south of McLeansboro at a steady clip for three years. Most of what we buy here, though, is older: an Aux Vases royalty under a lease signed before the war.

What produces here. The Illinois Petroleum Resources Board puts Hamilton County at 222,005 barrels for calendar 2025, tenth in the state, down from 264,414 in 2024. The oil comes from Dale Consolidated, shared with Franklin and Saline counties, and from Roland Consolidated, Mill Shoals, Bungay Consolidated, Aden Consolidated, Walpole, Enfield, Thackeray, Dahlgren and Long Branch, with pay in the Aux Vases above all, then the Ste. Genevieve, McClosky, Ullin and Warsaw; the ISGS database carries about 1,480 unplugged oil producer records here. Shell and the Texas Company are still on the historical records; the operators you will see on checks and in the county records today include Bi-Petro of Springfield, Patrick Webb Oil, Brehm Oil, Herman L. Loeb and Moore Engineering and Production. The IDNR weekly permit logs show 10 oil well permits in 2025, six of them Bi-Petro's, and at least seven in 2026 through late October, again six Bi-Petro, and every one of the 2026 wells is an Ullin test at 4,225 to 4,400 feet: Bi-Petro's Anselment 3-B and Miller 1-7 in June, Patrick Webb Oil's Webb-Johnson 6 in July, and Bi-Petro's Stratton 1-3 on September 30, 2026, all in Townships 6 South, Ranges 5 and 6 East south of McLeansboro.

Whatever you own here, producing royalties, non-producing acreage, or an inherited fraction split among family, we will identify it from whatever paperwork you have, value it off the actual wells and activity, and show you the reasoning with the offer. Free, no obligation, and no pressure: if keeping it is the right answer, we will say so. Inherited it? Start with inherited mineral rights in Illinois.

Aux Vases

More Hamilton County oil wells bottomed in the Aux Vases sand than in any other formation, with the Ste. Genevieve, McClosky and Warsaw alongside; it is the classic Dale pay.

Questions

Straight answers for Hamilton County owners

What are mineral rights worth in Hamilton County?
It depends on the wells and units actually touching your tract, their decline, and your decimal, and in Hamilton County that ranges from a Dale waterflood royalty paid since the 1940s to acreage under a 2026 Ullin permit, so county averages mislead. Illinois publishes no well-level production, so your check stubs and division orders are the record. We value off them and the activity around you and show the work, free.
Can the surface owner take my Hamilton County minerals if I do nothing?
Not automatically, but Illinois has a court process that ends the same way. Under the Severed Mineral Interest Act, 765 ILCS 515, a surface owner or would-be lessee can petition the circuit court against severed minerals whose owners are unknown or missing, with published and mailed notice; the court can appoint a trustee to lease the interest and can eventually vest it in the surface owner, seven years after the judgment, or one year where the severance was more than 20 years old at filing. An owner can intervene before final judgment. Keep a recorded instrument with a current address in Hamilton County and it cannot start against you.
How quickly does an Illinois operator have to pay me on a new well?
Under the Oil and Gas Rights Act, 765 ILCS 520/10, the first payment is due within 150 days after the end of the month of first purchase, then per the lease or within 60 days for oil and 90 days for gas. Late amounts earn interest at the New York Fed discount rate, and you must give the payor 30 days written notice before suing. Our letter generator writes that notice.
What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, and recording costs. The offer you accept is the amount you receive.
