How It Works

Three steps. No homework required.

An old check stub, a deed, a county name: whatever you have, we can work with it.

STEP 1

Tell us what you own

Send whatever paperwork you have, even if it is just the county where the family minerals are. We do the research from there at no cost to you.

STEP 2

Get a real number

We run the title, the wells, and the nearby permits ourselves, then show you how we valued your interest. You see the reasoning, not just a figure.

STEP 3

Get paid

We prepare every document, pay all closing costs and fees, and typically fund within 30 days. The offer you accept is the amount you receive.

Why Berlin

Most buyers hand you a number. We hand you the reasoning.

The wells, the decline curves, the permits nearby, and the math behind our offer.

We show our work

Every offer comes with the valuation behind it. If our number is not the best one you get, we will tell you to take the other offer.

You deal with the owner

No call center and no "acquisitions team." When you call or text, you talk to the people whose names go on the deed.

We know Oklahoma cold

Our principal is a career landman who has spent over a decade running title, valuing wells, and closing deals in every major Oklahoma play.

Any size, any shape

Producing or non-producing. Whole interests or fractions. Minerals, royalties, or overrides. Small interests get the same attention as big ones.

Where We Buy

Oklahoma is home. We buy across the producing states.

Not sure what or where you own? Send what you have and we will figure it out.

In Oklahoma we are most active in the SCOOP and STACK, the Cherokee Shale, the Western Anadarko Basin, the Arkoma Basin, and the Marietta Basin.

Recent Transactions

Real deals, real counties.

A sample of interests Berlin has purchased recently. Details simplified to protect seller privacy.

Custer County, OK

Overriding royalty interest across multiple western Oklahoma counties, purchased from an individual owner. Berlin ran title, prepared all documents, and covered every cost.

Roger Mills County, OK

Producing minerals in the Western Anadarko Basin acquired from out-of-state heirs who wanted a clean, fast exit from an inherited interest.

Logan & Comanche Counties, OK/KS

Multi-state package of minerals and royalties purchased in a single closing, saving the family two separate transactions.

About Berlin

Run by a landman, not a call center.

Berlin Royalties is run by Stephen Clayman, a former Marine Corps Captain who worked as a roughneck on an Oklahoma drilling rig before building a career as a landman. Before buying minerals for Berlin's own account, he managed hundreds of millions of dollars of lease and mineral acquisitions for Oklahoma operators.

When Berlin makes an offer, it is priced by someone who has sat on both sides of the table.

"If keeping your minerals is the right answer, we will tell you that too."

Questions

Fair questions, straight answers.

How do you decide what my minerals are worth?
We look at the producing wells on and around your property, their decline, current permits and drilling activity nearby, your decimal interest, and what comparable interests have sold for. Then we show you that work along with the offer.
What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, recording fees, and closing costs. The offer you accept is the amount you receive.
What if I do not know exactly what I own?
That is normal, especially with inherited minerals. A royalty check stub, an old deed, or even just the county name is enough for us to start researching at no cost to you.
Do you buy non-producing minerals or small fractions?
Yes to both. We buy producing and non-producing interests of any size, including fractional interests other buyers will not bother with.
