A wind farm or solar lease turns a piece of land into a 20-to-40-year payment stream, and those streams have the same problem our mineral sellers know well: the money is real, but almost nobody will buy it. Banks will not lend much against it, royalty buyers do not understand it, and the specialty funds that do buy it prefer large portfolios. Landowners holding a single turbine royalty or one solar lease are left with an asset and no market.

What renewable and land income do you buy?

Wind turbine royalties and rent, whether per-turbine payments, percentage-of-revenue royalties, or both. Solar lease payment streams, from operating projects and, priced accordingly, from projects still under development. Cell tower and communications site rents. Pipeline, easement, and surface-use payment streams tied to long-term agreements. If your land produces a check on a contract, we will read the contract and give you a number or a straight explanation of why we cannot.

How do you value a wind or solar payment stream?

Off the contract and the counterparty. The document controls everything: the payment formula, escalators, the term remaining, curtailment and termination rights, and what happens if the project changes hands. The payor's quality matters as much, because a royalty from a major utility-scale operator is a different asset than one from a thinly capitalized developer. We discount the stream honestly for term and credit and show you the calculation, the same way we show a mineral seller the wells and the multiple.

Can I sell the payments and keep the land?

Usually, yes. Most purchases are structured as an assignment of the payment stream or an easement-style conveyance of the income interest, leaving the dirt, the farm, and the rest of the land's uses in your hands. If you would rather sell the whole tract, payments and all, we do that too through our surface buying program, and owners with oil and gas under the same land can bundle minerals into one closing. Being the one buyer for all of it is rather the point.

Why sell a payment stream at all?

The same reasons mineral owners sell: to trade decades of uncertain payments for certain cash now, to simplify an estate, to fund something today, or to stop managing an asset the family has scattered away from. And the same honesty applies: these streams are often worth keeping, and when your contract, your payor, and your situation say hold, we will tell you so and mean it.
