Within two business days of having enough to work with, you get a preliminary number in writing, and not just the number: the breakdown beside it, the way we would want it if we were the ones selling. The offer amount. Title and curative work: paid by us. Closing costs, document preparation, recording: paid by us. Net to you: the same number you started with. If we need one more document before we can be responsible about a number, we tell you exactly which one and why.

The 7 day promise

This number stands for 7 days unless something we can show you changes. If verification turns up different title or production than you described, or the market moves hard, we bring you a new number next to the old one with the reason in writing, and you walk away free if you do not like it. No cost, no obligation, no pressure either direction.

Read that carefully, because it is a shield, not a countdown. The seven days exist so the number cannot quietly melt while you show it to your attorney, your CPA, or your family, which is exactly what we hope you do with it. And day eight is not a cliff: the offer does not die, it simply gets re-quoted fresh off current data, the same way it was built the first time. We put this in writing with every preliminary offer because our FAQ has said from the start that we do not play expiration-date games, and a promise only counts when it costs something to keep.

What happens after the 7 days, or after you say yes

If you accept, we verify title, and this is where our offer differs from most: verification with us is confirming what you told us, not hunting for reasons to cut the price. If everything matches, the number is the number, and most transactions fund within 30 days of a signed agreement. If something does not match, you see the document that changed our math, next to both numbers, and every path stays open to you including walking away.
