Where We Buy · Illinois · Clay County

Sell your Clay County mineral rights.

Louisville, Flora, Clay City: we buy minerals and royalties throughout Clay County, the namesake end of the Clay City Consolidated field.

Clay County gave its name to one of the six fields that make up half the Illinois Basin, and then watched most of the drilling move next door. Clay City Consolidated has been producing since 1937, the ISGS database carries about 2,200 unplugged oil producer records here against 2,900 plugged, and what we buy in the county is almost always a legacy royalty: small, steady, and inherited.

What produces here. The Illinois Petroleum Resources Board puts Clay County at 244,337 barrels for calendar 2025, seventh in the state, down from 270,307 in 2024. The oil comes from Clay City Consolidated, shared with Wayne and Richland counties, and from Sailor Springs Consolidated, Iola Consolidated, Ingraham Consolidated, Kenner, Louisville, Xenia East and Hord, with pay in the Salem, Ste. Genevieve, Cypress, McClosky and Aux Vases. The Pure Oil and Union Oil of California names are still on the historical records; the operators you will see on checks and in the county records today include Elysium Energy, Gator Oil, Citation Oil and Gas, Deep Rock Energy, Kuebler Ultra Oil and Dee Drilling. Drilling is close to nil: the IDNR weekly permit logs show one injection permit in 2025, Kuebler Ultra Oil's Hartley 12 in the Benoist, and two oil well permits in 2026, Deep Rock Energy's DRE Brooks 1 on May 18 and DRE-Lewis 1 on July 14, both to the Fort Payne at 3,800 feet in Township 5 North, Range 7 East northeast of Louisville.

Whatever you own here, producing royalties, non-producing acreage, or an inherited fraction split among family, we will identify it from whatever paperwork you have, value it off the actual wells and activity, and show you the reasoning with the offer. Free, no obligation, and no pressure: if keeping it is the right answer, we will say so. Inherited it? Start with inherited mineral rights in Illinois.

Questions

Straight answers for Clay County owners

What are mineral rights worth in Clay County?
It depends on the wells and units actually touching your tract, their decline, and your decimal, and in Clay County most interests are a small share of a Clay City or Sailor Springs lease that has pumped for seventy years, so county averages mislead. Illinois publishes no well-level production, so the operator's statements and your division order are the record. We value off them and show the work, free.
Can the surface owner take my Clay County minerals if our family lost track of them?
Not automatically. Illinois has no self-executing dormant mineral act, but the Severed Mineral Interest Act, 765 ILCS 515, lets a surface owner or would-be lessee petition the circuit court against severed minerals whose owners are unknown or missing, with published and mailed notice. The court can appoint a trustee to lease the interest and can eventually vest it in the surface owner, seven years after the judgment, or one year where the severance was more than 20 years old at filing. An owner can intervene before final judgment. A recorded deed or affidavit with a current address in Clay County is the defense.
How quickly does an Illinois operator have to pay me?
Under the Oil and Gas Rights Act, 765 ILCS 520/10, the first payment is due within 150 days after the end of the month of first purchase, then per the lease or within 60 days for oil and 90 days for gas. Late amounts earn interest at the New York Fed discount rate, and you must give 30 days written notice before suing. Our letter generator writes that notice.
What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, and recording costs. The offer you accept is the amount you receive.
