The permits are the part worth watching. Operators file before they drill, and eight approvals in a county with no active rig means someone intends to be here. Mewbourne in particular develops methodically across contiguous acreage and does not announce anything, so its permits are frequently the only public notice an owner gets.
The risk in a county at this stage is subtle. There is no rig for a buyer to point at, so offers tend to be priced conservatively off existing production, which is exactly the moment when an owner is most likely to accept one. Then the drilling happens.
