Beaver County is Oklahoma Panhandle gas, part of the great Hugoton and Guymon-Hugoton system that has been producing since the 1920s and 1930s. Roughly 1,945 wells produce out of about 8,884 drilled, with four permits approved in the last 90 days and no rigs running.

The asset here is a long, flat, remarkably predictable annuity. Hugoton system wells decline very slowly, which makes them among the easier interests in the country to model honestly. That is genuinely useful: it means we can give you a tight number with the reasoning shown rather than a wide range. It also means there is no meaningful development upside to price in, and we will say that rather than implying a drilling story that the permit count does not support.

A century of production has also divided ownership very finely. Four generations of inheritance across a field that large produces exactly what you would expect: a great many small fractional interests held by people scattered across the country, and a lot of money sitting in operator suspense. Most buyers will not return a call about an interest that size. A legacy gas county, valued honestly

We are not going to tell you Beaver County is busy, because it is not.

Beaver has roughly 1,946 producing wells, no active rig, four permits in the last ninety days, and only five wells that first produced since January 2024. Latigo Oil and Gas drilled three of those.

This is a mature Panhandle gas county with a long production history and very little new drilling. That is a real thing to own, and it should be valued as what it is rather than dressed up as something else.

What that means practically:

• Your value is in the tail, not in growth. These are long-lived, slowly declining gas wells. The right way to price them is a discount rate applied to a long, predictable stream, not a multiple of last year's income and not a story about future locations.
• The forward gas curve matters more than the spot price. A twenty-year stream is priced off the long end of the curve, and the long end and the monthly headline frequently disagree.
• Deductions matter disproportionately. On a modest gross royalty, post-production costs can consume a large share of what you actually receive. Reading your statement properly is worth more here than negotiating hard on a multiple.
