Carter County has 3,132 producing wells, one of the deepest legacy populations in Oklahoma, going back to the Healdton field and the earliest days of the state's oil industry. It also has three active rigs and eleven permits approved in the last ninety days.

Kolibri is worth knowing about specifically. It is a smaller operator running a focused Caney shale programme in the Ardmore Basin, and it is the kind of name that does not appear in the mail you receive but does appear on the permits filed near your section.
Carter is where the difference between old production and new development is starkest. A tract with century-old shallow wells and a tract inside a new Caney unit can sit a mile apart and be worth wildly different amounts, and a valuation built on averages will get both of them wrong.
The specific risk here is a very small royalty from very old wells being used to anchor a price for acreage that carries undrilled horizontal locations. Ask for the remaining locations by formation and the probability assigned to each. If a buyer cannot produce that, they are pricing your check.
