Sell your Spencer County mineral rights.

Rockport, Dale, Santa Claus: we buy minerals and royalties throughout Spencer County, the Grandview North and St. Meinrad fields where Brookston Resources drills 700-foot Jackson sand wells.

Spencer County is Ohio River bottoms and the Lincoln boyhood hills, and its oil is about as shallow as oil gets: the Jackson sand at 650 to 750 feet, drilled with a small rig and a short string and produced for decades on a waterflood. The checks are modest, the operators are small and local, and the drilling pace, oddly, is one of the steadiest in Indiana, because the wells are cheap and the dry holes are shallow enough to shrug off.

What produces here. Oil from Grandview North Consolidated, St. Meinrad East, Newtonville Consolidated, Lamar South, and Fulda West, in the Pennsylvanian Jackson sand and the Mississippian Glen Dean, Tar Springs, Big Clifty, Cypress, Bethel, Aux Vases, Ste. Genevieve, Salem, and Warsaw. Indiana publishes production only statewide, not by county: the Division of Oil and Gas reported 115,486 barrels and 239,449 Mcf for July 2026 and 1,315,471 barrels and 2,887,306 Mcf for all of 2025. The operator you will see on most Spencer checks is Brookston Resources, with 51 Indiana wells on the state's August 2026 operator list and more Spencer permits than anyone in 2025: six Abbey Unit renewals in St. Meinrad East in July 2025, MTW and Crooked Creek Unit wells and injection conversions in Grandview North from July through November 2025, and the Nancy Lutz and Leistner wells in Newtonville Consolidated, where the 28-31 Nancy Lutz made an oil well at 877 feet and the 21-6 Leistner at 1,031 feet while four others came up dry. Randy Ferguson took over the Foertsch and O. Ferguson wells in Lamar South in November 2025 and permitted seven more there in January 2026, and D and B Oil permitted four Collignon wells in Fulda West to the Jackson at about 660 to 700 feet in April 2026.

Whatever you own here, producing royalties, non-producing acreage, or an inherited fraction split among family, we will identify it from whatever paperwork you have, value it off the actual wells and activity, and show you the reasoning with the offer. Free, no obligation, and no pressure: if keeping it is the right answer, we will say so. Inherited it? Start with inherited mineral rights in Indiana.

Questions

Straight answers for Spencer County owners

What are mineral rights worth in Spencer County?
It depends on the wells and units actually touching your tract, their decline, and your decimal, and in Spencer County that ranges from a Jackson sand waterflood royalty to a tract where the last three wells were dry holes, so county averages mislead. Indiana publishes production only statewide, so your check stubs and division orders are the record. We value off the actual wells and activity and show the work, free.
Can my Spencer County mineral rights expire?
Yes. The Dormant Mineral Interest Act, Indiana Code 32-23-10, extinguishes a severed mineral interest that goes 20 years without production, lease or royalty payments, taxes paid, pooled use, or a recorded statement of claim, and the interest reverts to the surface owner with no advance notice; the U.S. Supreme Court upheld it in Texaco v. Short in 1982. The cure is a statement of claim filed with the Spencer County Recorder before the 20 years run. A producing Grandview interest is safe because production is use; a non-producing reservation east of Dale may not be. We check the dormant mineral record first on every Spencer purchase.
What taxes and deductions come off a Spencer County royalty?
The Indiana petroleum severance tax under Indiana Code 6-8-1-8, the greater of 1 percent of value or 24 cents a barrel and 3 cents per Mcf, comes off before your royalty is figured. Beyond that, the lease governs: Indiana has no statute setting a payment deadline, late-payment interest, or limits on post-production deductions for private leases, so read the lease, and if you are signing a new one get the payment terms written in.
What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, and recording costs. The offer you accept is the amount you receive.
