What makes Monroe unusual is that the Marcellus is separately productive here as well. That is not true across most of Ohio, and it means a Monroe County tract can carry genuine standalone value in two stacked plays. Formation severance and deep rights language in your lease is therefore worth more here than almost anywhere else in the state, and an offer computed as a multiple of your current check assigns the second play a value of zero.
