Buffalo, Kaycee, Linch: the most genuinely stacked county in the Powder River Basin, where one tract can support wells in six or seven different benches.
Johnson County is the best stacked pay county in Wyoming and one of the most misvalued places we buy.
The Wyoming State Geological Survey lists Frontier, Niobrara, Parkman, and Turner sandstones plus the Mowry Shale among the basin's most productive reservoirs, and Johnson has all of them. Anschutz Exploration has been the most active driller, including the basin's first three mile laterals, and its results in the Mowry have been strong. EOG, Continental, and Devon are also active.
That stack is exactly what a mail merge offer ignores. An interest with one producing Turner well may have five or six more locations beneath and beside it in different benches. Pricing that off your current check assigns those a value of zero, which on core Johnson County acreage is most of what you own. When we underwrite here, remaining locations by bench, with the probability we applied and why, is an explicit line in what we send you. We will also tell you where we think a bench is speculative rather than counting it at full value.
Underneath the oil development sits a large declining coalbed methane legacy from the Fort Union and Wyodak boom, which is why the county shows roughly 2,304 producing wells against nearly 24,000 drilled.
Wyoming protects your check by statute under W.S. 30-5-304, there is no state income tax on your gain when you sell, and Wyoming has no dormant mineral act, so nothing here lapses for nonuse. Send us a legal description.
Deep and lightly drilled, but results have been strong. Anschutz landed two Mowry wells on a single three well pad alongside a Niobrara well.
Two of the Powder River Basin's most productive current reservoirs.
Upper Cretaceous sands carrying much of the county's oil development.
A very large legacy overprint from the 1990s and 2000s boom, now mostly declining or plugged.
