Morgantown, Westover, Blacksville: dry gas Marcellus with a local operator, longwall coal to the west, and an unusual number of very small cotenancy interests.
Monongalia County is dry gas Marcellus with steady rather than dramatic development, roughly 314 producing wells out of about 1,900 on file. The signature operator is Northeast Natural Energy, based in Morgantown, with about 110 wells, supplying Hope Gas's Morgantown Connector pipeline. Expand Energy, CNX, EQT, and Diversified also operate here. A proposed gas fired generation project in the county is a real forward demand catalyst.
Two local features shape ownership.
Blacksville and Core longwall coal, now under Core Natural Resources, is severed under much of the western county and constrains where pads and laterals can be placed, the same as in Marion County. That affects development timing on affected tracts.
And the university town parcel pattern around Morgantown produces an unusual number of very small tracts with many cotenants. That is why the 2018 cotenancy act is used so heavily here, and it is also why most buyers will not return a call about a Monongalia County interest. We buy small ones, with no minimum, and we pay all closing costs. You can sell your own undivided share without your relatives' signatures, and our page on selling your share when family will not covers how that works.
The Department of Energy's MSEEL research wells are located in this county, so subsurface and completion data here is unusually public, which is genuinely useful when valuing a tract.
On deductions, Wellman, Tawney, and Romeo v. Antero protect West Virginia royalty owners. We read your lease against that standard. Send it over.
