That combination creates the most common valuation error we see here. A great many Andrews County interests pay from old, marginal Central Basin Platform vertical wells. The check is small, so a buyer applies a small multiple and moves on. But the same acreage frequently carries undrilled Lower Spraberry, Middle Spraberry, and Wolfcamp B locations, and those are worth considerably more than the vertical well is. Valuing the well and ignoring the acreage prices the wrong asset.
