Williamsport, Jersey Shore, Muncy: dry gas Marcellus with an active drilling program, enormous state forest acreage, and the most famous split estate tangle in Pennsylvania.
Lycoming County is dry gas Marcellus with a genuinely active drilling program, producing roughly 46.6 million Mcf in a recent month, about 7 percent of Pennsylvania's total and fifth in the state. EQT is the largest operator, with Range, Pennsylvania General Energy, Seneca, Expand, and Inflection all working here.
The defining local feature is state forest. Tiadaghton and Loyalsock cover an enormous share of the county, and the mineral ownership underneath is not uniform. The Clarence Moore lands in Loyalsock State Forest, roughly 25,600 acres where the Commonwealth holds the surface but the oil and gas were severed to the heirs of a 19th century lumber baron, is one of the best known split estate situations in the country. Chains like that are real, they are worth money, and they need someone who will read them properly rather than assume the state owns everything.
There is also deep conventional shallow gas history in the valleys, which leaves old leases and shallow rights questions in the record.
As everywhere in Pennsylvania, deductions are lawful under Kilmer v. Elexco, so your lease language decides a large part of what your interest is worth. We read it and show you the arithmetic both ways. Deep Utica beneath is unproven and we price it as option value with the probability stated rather than promised.
