Towanda, Athens, Sayre: pure dry gas Marcellus, the third largest gas producing county in Pennsylvania, and the epicenter of the state's post production cost fight.
Bradford County is one of the most productive dry gas counties in the United States and the single most important county in Pennsylvania for understanding why your check looks the way it does.
The gas here is essentially pure methane, so there is no liquids uplift and the royalty math is simple. What is not simple is the deduction question. Pennsylvania permits net back deductions under Kilmer v. Elexco, and Bradford is where that became a public fight: the Attorney General sued Chesapeake over royalty deductions and settled for $5.3 million in 2021, with separate landowner class settlements alongside it.
That history means the practical value of a Bradford County royalty depends less on the rock than on the paper. Most leases here were signed in 2006 through 2008 at one eighth, frequently with weak or absent market enhancement language. Two neighbors with identical decimals can receive materially different checks.
So when we value a Bradford County interest we read the lease first, tell you what it permits, and show you what the interest is worth both with and without the deductions currently coming off. Expand Energy, Repsol, and Blackhill are the operators. Utica sits beneath but is undeveloped here, and we will not charge you for inventory nobody is drilling.
Send the lease and a recent statement. Free, and we will tell you if holding beats selling.
Essentially pure methane with no natural gas liquids uplift, which makes the royalty arithmetic simple and makes lease deduction language the whole ballgame.
Tested secondarily above the Marcellus.
Present at depth but undeveloped. Northeast Pennsylvania Utica is deep and unproven.
