Wetzel County is dry gas Marcellus north of the liquids fairway, and it is one of the very few West Virginia counties with real deep Utica development beneath the Marcellus. Stone Energy drilled the Pribble 6HU here, EQT has tested it, and Tug Hill's program is credited with unlocking the deep Utica in this area.

That combination makes the deep rights question the most valuable thing on your lease. Wetzel was ground zero for the earliest Marcellus leasing, in 2007 through 2010, which means a disproportionate share of the leases here are cheap, one eighth, with broad pooling clauses and weak deduction language, signed before anyone understood what was underneath. Whether one of those instruments captures the Point Pleasant is a live and material dispute in this county, not a theoretical one.

We read the depth and formation clauses before we quote anything, and we tell you what we think they mean. An interest with unencumbered deep rights is worth materially more than one without, and that difference should show up in the number.

On deductions, West Virginia's rule protects you: under Wellman and Tawney a deduction clause must expressly provide for the cost, identify the specific deductions with particularity, and state the calculation method, and Romeo v. Antero Resources extended the point of sale rule in June 2025.

EQT is the largest operator, with Expand Energy, Antero, Jay-Bee, Pillar, and Diversified also active. Roughly 983 wells produce out of about 3,400 on file. Send us the lease.

Questions

## Straight answers for Wetzel County owners

Does my Wetzel County lease cover the Utica or only the Marcellus?
This is the single most valuable question on a Wetzel County tract, and it is live here in a way it is not in most of West Virginia. Wetzel has genuine deep Utica development beneath developed Marcellus, so whether an old Marcellus era lease captures the Point Pleasant is a real dispute rather than a hypothetical one. Wetzel was ground zero for the earliest Marcellus leasing in 2007 through 2010, so a disproportionate share of leases here are cheap, one eighth, with broad pooling and weak deduction language. We read the depth and formation clauses before quoting anything.

Can the operator deduct post production costs from my Wetzel County royalty?
Generally not. West Virginia follows the marketable product rule under Wellman and Estate of Tawney, which requires any deduction clause to expressly provide for it, identify the specific deductions with particularity, and state the calculation method. Romeo v. Antero Resources, decided June 11, 2025, extended the rule to the point of sale. Because Wetzel gas is dry, the processing and NGL piece of Romeo matters less here than in the wet counties, but the underlying rule still protects your check.

Who operates in Wetzel County?
EQT is the largest, having assembled its position through Statoil, Trans Energy, and the 2023 Tug Hill and XcL acquisition. Expand Energy, formerly Southwestern Production, is also significant, along with Antero, Jay-Bee Oil and Gas, Pillar Energy, and Diversified. Roughly 983 wells produce out of about 3,400 on file, and Wetzel has continued taking permits.
