That ratio is the most extreme we see anywhere. It says the county is being built rather than harvested, and it has a direct consequence for what your minerals are worth. ## Why the standard offer is structurally wrong here Take your last twelve months of royalty income and apply a multiple. That is how nearly every offer you receive is calculated. In San Augustine County, most owners' last twelve months of income came from a handful of legacy wells or from nothing at all, while ten rigs are drilling and 101 permits have been approved in 90 days. The arithmetic behind the offer **cannot see a permit**. It cannot see a rig. It cannot see the Bossier bench nobody has drilled. On a mature single-zone field, an income multiple is a reasonable approximation. On acreage in active development it prices the wrong asset entirely. Two things to ask any buyer, including us: - **Remaining locations by bench**, with the probability assigned to each and the reason. Haynesville and Bossier are separate benches and a great deal of East Texas acreage carries both. - **The gas price deck.** Long-lived dry gas is priced off the forward curve, and the forward curve and the spot headline frequently disagree. LNG export and power demand affect the long end far more than any single month's price. If a buyer will not break those out, they are pricing your check rather than your minerals. ## Sabine County is the frontier case Sabine has **26 producing wells and 9 permits**. There is essentially nothing to price against. That combination, no production history and new permits, is where non-producing minerals are worth the most and where owners have the least ability to know it. There is no check to multiply, so a mailer buyer's method produces a number near zero while the acreage may be worth a great deal. Texas has no equivalent. A Texas mineral owner who does nothing for thirty years still owns their minerals; a Louisiana servitude owner in the same position may not. East Texas, and the numbers are stark. San Augustine County has ten rigs running, the twelfth highest of any county in the United States, against fewer than 600 producing wells. Panola has eight rigs and 110 permits in the last 90 days. Harrison has five rigs and 111 permits. Nacogdoches has five rigs and 36 permits. Shelby has two rigs and 41 permits. Rusk has three rigs and 43 permits. Operators have been redrawing the Haynesville map, pushing the play beyond its Louisiana core as gas demand from LNG export and power generation has climbed. If your mental picture of the Haynesville is DeSoto Parish, it is one state behind. Why does San Augustine have ten rigs and only 577 producing wells? Because it is being developed right now rather than having been developed already. That ratio, ten rigs against fewer than 600 wells, is the most extreme activity-to-inventory ratio anywhere we buy. What it means for you practically is that almost all of the value of a San Augustine interest sits in wells that have not been drilled. An offer computed as a multiple of your current royalty income is, by construction, pricing the small part and ignoring the large part. My unit was drilled in 2011. Is there anything left? Usually yes, and it is the question worth pressing any buyer on. Haynesville units routinely hold infill locations, and a great deal of East Texas acreage carries a separate Bossier bench that has never been drilled. Operators have been coming back into old units. Ask any buyer to show you their remaining location count by bench, with the probability they assigned. If they cannot, they are pricing your check rather than your minerals. Gas prices move constantly. How does that affect my offer? Haynesville royalties are priced off the forward curve, not the spot headline, and the two frequently point in different directions. LNG export demand and power generation demand have strengthened the long end of that curve, which matters far more to a long-lived royalty than any given month's price. TG Natural Resources holds the largest position across the core, with roughly 1,842 producing wells in Panola, 549 in Rusk, and 312 in Harrison. Diversified Energy holds about 1,540 in Panola and 323 in Harrison. Exxon operates roughly 565 in Panola, 332 in Shelby, and 138 in San Augustine. Adamas Energy has been notably active on the eastern edge with about 182 wells in San Augustine, 118 in Shelby, and 113 in Nacogdoches. Brookston Energy leads Harrison with roughly 564, and Urban Oil and Gas Group leads Nacogdoches with about 384. Do you buy on the Louisiana side too? Yes.
