Two things stand out. **Tarrant County has the most new completions**, which is remarkable for a county that is mostly Fort Worth and its suburbs. And **Jack County has 66 permits in 90 days**, more than Tarrant and Wise combined, which means the next wave of activity is moving west.

## The stopped check problem

This is the single most valuable thing on this page, so we will be direct about it.

**A Barnett check that stopped does not mean a Barnett well that stopped.**

The common causes, roughly in order of frequency:

- **Minimum payment threshold.** Under Texas law amounts under $100 may be held until they reach $100 or twelve months pass, whichever is first. You can request monthly payment in writing.

- **Suspense.** A title or ownership change, an unprobated death in the chain, or a question about your decimal will put the interest in suspense, where it accrues rather than pays.

- **Undeliverable address.** The payor has no current address for you. Extremely common after two decades and one or two moves.

- **Payor change.** The Barnett consolidated heavily. Owners routinely believe a royalty ended when it only moved to a different company.

- **The well genuinely declined.** And even then, it may be a refrac candidate.

## Why refracs break the standard offer

Almost every offer you receive is a multiple of your last twelve months of royalty income.

In a field being re-completed, that method has a specific and predictable failure: **it assigns a value of zero to the refrac.**

A refrac uses a wellbore that already exists, which makes it far cheaper than a new well and is exactly why it pencils in a mature field. It requires no new lease from you, no new pooling, and no notice. The first you may hear about it is a check arriving again after years of nothing.

So the arithmetic behind a mailer offer is not just conservative here. It is structurally blind to the thing currently driving activity in the play.

When we underwrite a Barnett interest, refrac and re-completion potential on your unit is an explicit line, with the probability we assigned and the reason. A buyer who will not break that out is either not doing the work or would rather you not see it.

## The urban ownership question

Tarrant and Denton contain the densest concentration of mineral owners in Texas, and a large share of them are people who bought a house.

Two things worth being clear about:

- **Selling minerals does not affect your surface ownership.** They are separate estates and they convey separately. Nothing changes about your house, your yard, or your ability to sell the property later.

- **The harder question is whether you own them at all.** A great many North Texas subdivision deeds reserved or excepted the mineral estate in language nobody read at closing. Your tax bill will not tell you. Your title policy summary probably will not either. The recorded chain will.

### Barnett Shale

### Refracs and re-completions

The current activity. Operators are going back into existing wellbores rather than drilling new ones. A refrac on your unit can restart a check that stopped years ago, and it is not something an offer based on last year's income can see.

The shallower conventional section across the western counties, oilier than the Fort Worth core and productive here since long before the shale.

## Straight answers for Barnett Shale owners

Is the Barnett actually active again?
Yes, and the numbers are more specific than the impression. 166 Barnett wells have first produced since January 2024, led by Tarrant with 58, Wise with 37, Denton with 32, Dallas with 16, and Montague with 15. Over the last 90 days, 156 permits have been approved across the Barnett counties, with Jack County alone accounting for 66, then Tarrant at 36, Wise at 31, and Denton at 20. That is not a boom and we are not going to call it one. It is a steady re-completion program in a field that most owners were told was over a decade ago, and the gap between those two pictures is where owners lose money.

My Barnett check stopped years ago. Does that mean the well is dead?
Not necessarily, and this is the most consequential misunderstanding in the play. A check can stop for reasons that have nothing to do with the well: a balance under the state's minimum payment threshold being held until it accumulates, a title or ownership change putting your interest in suspense, an unprobated death in the chain, an address the payor could not deliver to, or a change of payor after an acquisition. Payor changes have been common in the Barnett as the field consolidated. Separately, a well that genuinely declined to nothing can be refractured and brought back. What is a refrac and why does it matter to me?
A refrac is a new hydraulic fracture treatment performed on a wellbore that has already been drilled and produced. It is cheaper than a new well because the hole already exists, which is precisely why it makes economic sense in a mature field. For a mineral owner the important consequence is that a refrac on your unit can restore meaningful production from a well you had written off, and it requires no new lease, no new pooling, and no notice to you. The first you may hear of it is a check arriving again. An offer priced off your last twelve months of income assigns that possibility a value of zero.

I own minerals under my house in Fort Worth. Can I sell them?
Usually yes. Urban Barnett minerals are bought and sold routinely, and conveying the minerals does not affect your surface ownership at all. They are separate estates. The more common issue in Tarrant and Denton is not whether you can sell but whether you actually own them: a great many subdivision deeds reserved or excepted the minerals in language nobody read at closing. Who operates in the Barnett now?
BKV Corporation is the dominant operator by a wide margin, with roughly 2,992 producing wells in Wise County, 2,223 in Denton, 2,102 in Tarrant, 599 in Parker, and 307 in Johnson. TotalEnergies holds about 1,122 in Tarrant and 388 in Johnson. Behind them: EagleRidge Energy, which dominates Hood County with roughly 518 wells, Formentera Partners, UPP Operating with about 813 in Johnson, Lime Rock, and Scout Energy. Jack County is the exception, fragmented across many small operators with none holding more than a few hundred wells.

My checks are small but steady. What is that worth?
Steady is the point, and it is what the standard offer method underprices. Barnett wells decline very gently, so a modest check attached to a long remaining life is worth considerably more than a multiple of last year's income implies. Add the possibility of a refrac and the possibility of new completions on your unit, and the honest number is usually higher than the mailer number.
