Bradford County is one of the most productive dry gas counties in the United States and the single most important county in Pennsylvania for understanding why your check looks the way it does.

The gas here is essentially pure methane, so there is no liquids uplift and the royalty math is simple. What is not simple is the deduction question. Pennsylvania permits net back deductions under Kilmer v. Elexco, and Bradford is where that became a public fight: the Attorney General sued Chesapeake over royalty deductions and settled for $5.3 million in 2021, with separate landowner class settlements alongside it.

That history means the practical value of a Bradford County royalty depends less on the rock than on the paper. Most leases here were signed in 2006 through 2008 at one eighth, frequently with weak or absent market enhancement language. Two neighbors with identical decimals can receive materially different checks.

So when we value a Bradford County interest we read the lease first, tell you what it permits, and show you what the interest is worth both with and without the deductions currently coming off. Expand Energy, Repsol, and Blackhill are the operators. Utica sits beneath but is undeveloped here, and we will not charge you for inventory nobody is drilling.

Send the lease and a recent statement. Free, and we will tell you if holding beats selling.

Rigs are currently active; permits are those approved in the last 90 days; completions are wells reporting first production in the last 90 days, which lags by state. A zero does not mean nothing is happening, only that nothing was reported in that window. Activity like this is exactly what moves mineral value. Formations & Plays

## What produces here

### Marcellus, dry gas

Essentially pure methane with no natural gas liquids uplift, which makes the royalty arithmetic simple and makes lease deduction language the whole ballgame.

### Burket and Geneseo

Tested secondarily above the Marcellus.

### Utica and Point Pleasant

Present at depth but undeveloped. Northeast Pennsylvania Utica is deep and unproven.

Questions

## Straight answers for Bradford County owners

Why does my Bradford County check show deductions when West Virginia owners do not see them?
Because Pennsylvania law permits it. In Kilmer v. Elexco Land Services, 605 Pa. 413 (2010), the Pennsylvania Supreme Court held the Guaranteed Minimum Royalty Act allows royalty to be calculated at the wellhead using the net back method, so gathering, compression, and transportation can be worked back out before the one eighth is figured. Bradford County has been the center of that fight. The Pennsylvania Attorney General's suit against Chesapeake over royalty deductions settled for $5.3 million in 2021, alongside separate landowner class settlements.

What is a Bradford County royalty actually worth?
More than most people assume, and it turns on your lease more than on your geology. Bradford produced roughly 94.7 million Mcf in a recent month, about 15 percent of all Pennsylvania gas, third in the state. But most leases here date to 2006 through 2008 at one eighth with weak or absent market enhancement language, and the difference between a lease that permits deductions and one that does not is a large permanent difference in cash flow. Send us the lease, not just the check.

Who operates in Bradford County now?
Expand Energy, which is the post 2024 name for Chesapeake, operates roughly 1,075 active wells here. Repsol Oil and Gas USA operates about 417, and Blackhill Energy about 49. Both Expand and Blackhill have continued taking permits. Roughly 1,500 wells are active out of about 4,100 drilled.
