Our [well records page](https://www.berlinroyalties.com/well-records/#oklahoma) links the exact search tools and explains what each one holds, because the Commission's own navigation is genuinely hard. - **The Mineral Owners Escrow Account.** When a pooling respondent cannot be located, the money is escrowed, sent to the Commission a year after the order, and moved to Unclaimed Property five years after the pooling. There is no deadline to claim it. Search every version of a family name, including maiden names and misspellings, since the entries come from operators' own records. Worth saying plainly: **no Oklahoma agency will adjudicate a royalty payment dispute for you.** The Commission regulates wells, not payment. Oklahoma owes 12% per year on late royalties, compounded annually, and saying that sentence out loud on a phone call with owner relations changes the conversation. ## The things Oklahoma owners get wrong most often **Waiting out a pooling election.** The twenty days run from the date on the order, not the day it landed in your mailbox, and doing nothing usually means you are deemed to have taken the smallest royalty. **Signing a division order without checking the decimal.** The decimal is the whole ballgame and it is wrong more often than anyone admits. Net acres divided by unit acres times your royalty, adjusted for allocation. Ninety seconds in the [calculator](https://www.berlinroyalties.com/tools/). **Assuming a small check means small minerals.** Value follows remaining reserves and nearby activity, not the size of last month's check. A quiet interest next to a new horizontal permit can be worth many multiples of a noisy one on a stripper well. **Leaving an estate half-finished.** Minerals sitting in a deceased relative's name keep earning and keep going into suspense. Oklahoma has cheap fixes, and the longer it waits the more heirs there are to sign. That is not dishonest, it is just asymmetric.
