Monroe County produces the deepest, highest pressure dry gas Utica in Ohio, roughly 72.6 million Mcf in a recent quarter, about 14 percent of all Ohio gas and fourth in the state. Expand Energy, Gulfport, and CNX are the main operators, with Ascent and EQT also present.

What makes Monroe unusual is that the Marcellus is separately productive here as well. That is not true across most of Ohio, and it means a Monroe County tract can carry genuine standalone value in two stacked plays. Formation severance and deep rights language in your lease is therefore worth more here than almost anywhere else in the state, and an offer computed as a multiple of your current check assigns the second play a value of zero. We read the clauses and price them separately.

The county also has roughly 12,500 wells drilled historically, which means heavy orphan well and shallow rights issues, and a great many old severed mineral interests that nobody has recorded anything against in decades. In Ohio that is dangerous. Under R.C. 5301.56 a surface owner can reclaim a severed interest after 20 years with no savings event, and under the Marketable Title Act a 40 year root of title chain can extinguish it independently. West v. Bode confirmed both routes apply. Delay rental payments do not count as a savings event.

If you own severed Monroe County minerals and have never recorded anything, record a claim to preserve. That advice costs us deals and we give it anyway. Send us a deed and we will tell you where you stand, free.

Rigs are currently active; permits are those approved in the last 90 days; completions are wells reporting first production in the last 90 days, which lags by state. A zero does not mean nothing is happening, only that nothing was reported in that window. Activity like this is exactly what moves mineral value. Questions

## Straight answers for Monroe County owners

Does my Monroe County lease cover both the Utica and the Marcellus?
This is the question worth the most money on a Monroe County tract, because Monroe is one of very few Ohio counties where both are commercially productive. Formation severance and deep rights language is unusually consequential here. A tract can carry standalone value in two stacked plays, and an offer computed off your current check assigns the second one a value of zero. We read the depth and formation clauses before quoting anything.

Can a surface owner take my Monroe County minerals?
Yes, by two independent routes, and this is the most important thing an absentee Ohio mineral owner can know. The Dormant Mineral Act at R.C. 5301.56 lets a surface owner reclaim a severed interest after 20 years with no savings event. Separately, the Marketable Title Act at R.C. 5301.47 can extinguish an interest missing from a 40 year root of title chain. In West v. Bode the Ohio Supreme Court held both apply independently to severed oil and gas interests. Monroe has roughly 12,500 wells drilled historically, so there are many old severed interests here at risk. A recorded claim to preserve costs a recording fee.

Who operates in Monroe County?
Expand Energy operates roughly 147 active wells, Gulfport Appalachia about 117, and CNX about 46, with Ascent and EQT also present. Seven operators total, roughly 497 active wells. Unitization orders under R.C. 1509.28 are common here.
