Columbiana County is the clearest re-acceleration story in the Utica. The first wave of drilling here largely failed, operators moved east to the dry gas, and the county went quiet. It is coming back: EOG, following its Encino acquisition, and Hilcorp are both active, Hilcorp has been repeatedly filing new horizontal permits, and trade coverage has been calling the northern Utica revival Utica 2.0.

The unusual and genuinely valuable thing about Columbiana is that a large share of acreage came free of lease when the first wave failed. In a region where almost everything is held by production, open acreage is rare, and it means unleased Columbiana minerals are worth materially more than the same acreage in a fully held county. In the adjacent northern Utica leasing surge, bonuses have been reported in the thousands per acre with gross royalties at 18 to 20 percent.

So if you own here and are unleased, the honest question is whether to lease rather than sell. We will run both numbers for you and tell you which we would take, even though a lease means we buy nothing. Our free lease offer check reads the whole document, not just the bonus.

Production currently runs roughly 543,900 barrels of oil and 26.4 million Mcf of gas a quarter in the northern liquids window.

Ohio's Dormant Mineral Act and Marketable Title Act still apply here as everywhere in the state, so if nothing has been recorded in your name in decades, record a claim to preserve before doing anything else.

Rigs are currently active; permits are those approved in the last 90 days; completions are wells reporting first production in the last 90 days, which lags by state. A zero does not mean nothing is happening, only that nothing was reported in that window. Activity like this is exactly what moves mineral value. Questions

## Straight answers for Columbiana County owners

Is my Columbiana County acreage worth more because it is not leased?
Quite possibly yes, and this is the unusual thing about Columbiana. Because the first Utica wave largely failed here, a large share of county acreage came free of lease and is genuinely open, which is rare in a region where nearly everything is held by production. Unleased, non-producing mineral acreage in Columbiana is therefore worth materially more than the same acreage in a fully held county. Trade coverage has been calling the current activity Utica 2.0, and in the adjacent northern Utica leasing surge bonuses have run in the thousands per acre with royalties reported at 18 to 20 percent gross.

Should I lease or sell my Columbiana County minerals?
Genuinely worth thinking about rather than assuming, and we will help you compare even though leasing means we do not buy anything. In an active leasing market with real competition, a bonus plus a high royalty can beat a sale, particularly if you can negotiate a Pugh clause and a strong no deductions provision. In other situations a sale is cleaner. Send us what you have and we will show you both numbers with the reasoning, and tell you which we would take.

Who is drilling here?
EOG Ohio operates roughly 91 active wells and Hilcorp Energy about 88, out of four operators total. Hilcorp has been repeatedly filing new horizontal permits in Columbiana, and EOG's Encino purchase expanded its northern position. This is an accelerating county rather than a mature one.
