Toole County is not Williston Basin at all. This is the Sweetgrass Arch, and the Kevin-Sunburst dome discovered in 1922 makes it the oldest major oil field in Montana. Production comes from shallow Madison Sunburst sand, the Cut Bank sand, Sawtooth and Swift at the Ferdig unit, and Bow Island gas, with the Border Red Coulee field straddling the Canadian line.

It is also the most extreme stripper county we work in. Roughly 1,000 wells produce out of about 7,800 drilled, which is the highest well density on our list, and monthly production works out to roughly a third of a barrel a day per well. Oil has fallen from around 913,000 barrels in 1986 to about 173,000 in 2025.

A century of splitting has produced the most fragmented mineral title in Montana, and an operator base scattered across dozens of one and two well companies, including individuals and Hutterite colonies. Northwestern Corporation holds gas storage rights in the area, which can encumber a mineral estate separately from production and is worth establishing before a sale.

Curative work here should be assumed heavy, and we budget for it rather than discounting your price for it.

What is a gas storage right and does it affect my minerals?
Northwestern Corporation holds gas storage rights in this area, and storage can encumber a mineral estate independently of production. In practice it means a formation may be committed to storage rather than available for production, and the rights can sit with a different party than your oil and gas lessee. It is worth establishing what is committed and to whom before you sell, and we check it as part of our title work.
