## Mineral rights value calculator.

Two honest ways to put a number on a producing royalty: the income multiple buyers quote, and a real present-value comparison of selling now against holding. The same arithmetic buyers use, in your hands. Estimates, not offers.

### What might my producing royalty sell for?

Buyers typically pay a multiple of your average monthly royalty check, commonly 3 to 5 years' worth depending on decline, commodity mix, and nearby activity.

New wells decline fast, so a recent first check overstates the durable average. For a real number on your specific wells, [ask us](https://www.berlinroyalties.com/free-valuation/).

### Take the lump sum or keep collecting?

A royalty stream declines as the wells do. This compares an offer in hand against the present value of holding, using your own assumptions.

Runs 30 years of declining income discounted to today. Mature wells often decline 5 to 10 percent a year; wells in their first years decline far faster, sometimes 50 percent or more. The discount rate is what your money could earn elsewhere, adjusted for the risk of prices and wells. This is arithmetic, not advice: taxes, new drilling, and your own situation all matter, and [sometimes the right answer is don't sell](https://www.berlinroyalties.com/when-not-to-sell/).

## How much are mineral rights worth?

There is no standard price per acre. A producing royalty is commonly bought at 36 to 60 months of its average income, with the multiple driven by decline, commodity mix, and the drilling around the acreage. Non-producing minerals are priced off location value: leased acreage near active rigs can bring thousands per net mineral acre, while quiet acreage trades in the hundreds or less. Our [full valuation guide](https://www.berlinroyalties.com/mineral-rights-value/) covers both, and our published [valuation methodology](https://www.berlinroyalties.com/research/mineral-valuation-methodology/) shows exactly how we build a number.

## Why do two buyers offer different amounts for the same minerals?

Because the undrilled locations are priced differently. The check values only the existing wells; most of the spread between offers is what each buyer assigned to future wells, their probability, and their timing. Ask every buyer to state that undeveloped line separately. We do, in writing, with every offer.

### Calculators estimate. We underwrite.

Your actual value depends on your wells, their decline, and the activity around your section. That research is free here, with the work shown. All thirteen tools live on the [calculators page](https://www.berlinroyalties.com/mineral-rights-calculator/).
