## What they publish, and what they do not

We check the same five things on every company in this directory, including ourselves, because they are the things an owner can actually use.

- **Named people with roles.** No individual team members with bios are named on the About page.

- **A physical street address.** PO Box only on its own site. Street address appears on its BBB profile.

- **How they arrive at a number.** Describes using industry standard valuation tools and current market data. No published formula or price ranges found.

- **Also worth knowing.** Publishes county level and operator level pages across many states, plus dated activity figures such as recent permit counts.

## Notes

- Buckhead's BBB profile names Valor as a related business. Valor Mineral Management, LLC publishes the same Ridglea Place address and names Joseph DeWoody as President and CEO. Valor operates the onevalor.com mineral buyers directory, which lists Buckhead Energy. Stated as a matter of public record.

## How to check Buckhead Energy, or any mineral buyer

This is the part that is actually useful, and it works on us too. Run it on every company that writes to you.

- **Look them up in the county records where your minerals are.** This is the single best test and almost nobody does it. A buyer who holds what it buys records deeds in its own name in your county. Search the grantee index at the county clerk's office for the company name. If a company has been buying in your county for years, there will be a paper trail. If there is nothing, ask why. - **Ask whether they are buying for their own account or reselling.** A direct buyer keeps the interest. A broker or marketplace finds someone else to buy it and is paid out of the transaction. Neither is wrong, but they are different deals with different economics, and you should know which one you are in. Ask the question in writing.

- **Ask them to show the arithmetic.** Which wells, what decline assumption, what remaining locations, what multiple, and why that multiple. A number with no reasoning behind it is not a valuation. Any buyer can produce this in a paragraph if they actually did the work.

- **Ask whether the offer letter number and the closing check number are the same.** Get the answer in writing, and ask what happens if they find a title issue. This is where most of the real complaints in this industry come from.

- **Ask who pays the closing costs, and whether there is any cost to you at any point.**

- **Ask them when you should not sell.** A buyer with a real answer to that question is worth more of your time than one without.

- **Shop the offer.** Get a second number. A buyer who discourages you from doing that is telling you something. We say this knowing it works against us as often as it works for us.
