Vanderburgh County is Evansville, the biggest city in the Indiana oil patch and the place where a lot of the basin's operators keep their offices, with a handful of small old fields in the farm townships north of town and under the Gibson County line. The wells are shallow, the checks are small, and the minerals are often severed from land that has since become a subdivision, which is the combination that gets an interest extinguished under Indiana's dormant mineral law without anyone noticing.

**What produces here.** Oil from Warrenton East, which straddles the Gibson line, and from Vaughn North, Elliott, and Martin north of Evansville, in the Pennsylvanian Mansfield, Cypress, Hardinsburg, Big Clifty, Aux Vases, Ste. Genevieve, and McClosky. Indiana publishes production only statewide, not by county: the Division of Oil and Gas reported 115,486 barrels and 239,449 Mcf for July 2026 and 1,315,471 barrels and 2,887,306 Mcf for all of 2025, and Vanderburgh is a small share. The operators you will see on checks and in the county records include Westwind Investment Corp, which deepened the Louise Becker Burgdorf 1 to the McClosky in Vaughn North and completed it as an oil well at 2,528 feet in October 2025, converted the L. B. Burgdorf 5 to injection at 1,021 feet in May 2026, and permitted the A. J. Burgdorf W-1 and the Elliott 1 in the Elliott pool as injection wells in February 2026; and Trey Exploration, which converted the Edward Reiman W-3 to Cypress injection in the Martin pool in January 2026. The state's May 2026 summary counted five enhanced recovery completions in Vanderburgh, which is the whole character of the county: waterflood maintenance, not new drilling.

Whatever you own here, producing royalties, non-producing acreage, or an inherited fraction split among family, we will identify it from whatever paperwork you have, value it off the actual wells and activity, and show you the reasoning with the offer. Free, no obligation, and no pressure: if keeping it is the right answer, we will say so. Inherited it? Questions

## Straight answers for Vanderburgh County owners

What are mineral rights worth in Vanderburgh County?
It depends on the wells and units actually touching your tract, their decline, and your decimal, and in Vanderburgh County that ranges from a waterflood royalty north of Evansville to severed minerals under a subdivision that will never be drilled, so county averages mislead. Indiana publishes production only statewide, so your check stubs and division orders are the record. We value off the actual wells and activity and show the work, free.

Can my Vanderburgh County mineral rights expire?
Yes. The Dormant Mineral Interest Act, Indiana Code 32-23-10, extinguishes a severed mineral interest unused for 20 years and reverts it to the surface owner, with no advance notice; the U.S. Supreme Court upheld it in Texaco v. Short in 1982. Vanderburgh is the Indiana county where this matters most, because minerals severed from farmland before Evansville grew over it have usually not been leased, produced, or taxed in decades, and the surface owner on top may be a homeowner who has no idea the reservation exists. A statement of claim with the Vanderburgh County Recorder before the 20 years run keeps the interest alive.

My Vanderburgh County royalty was paid to my grandfather. Where did the money go?
If the operator could not find the heirs, unclaimed mineral proceeds go to the Indiana Attorney General's unclaimed property program after three years, and they sit there under the decedent's name. To get the interest into your name, Indiana Code 29-1-7-23 lets any person record an affidavit in the county naming the decedent, the date of death, the vesting deeds, and the distributees, and the recorded affidavit is prima facie evidence of the transfer. We search the unclaimed fund and read the chain free, before we quote a number.

What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, and recording costs. The offer you accept is the amount you receive.
