Sullivan County is coal first, oil a distant second, and gas in the coal a new third. The Bear Run mine is the largest surface mine in the eastern United States, the oil wells are 600 to 750 feet deep and have been since Shelburn was consolidated in 1959, and the only new permits are coalbed methane wells shallower than a water well. For a mineral owner the question is usually not what the wells make but which estate you actually inherited.

**What produces here.** Shallow oil from Shelburn Consolidated and Coalmont West in the Pennsylvanian sands, Ste. Genevieve, and Aux Vases, and coalbed methane from the Springfield V coal. Indiana publishes production only statewide, not by county: the Division of Oil and Gas reported 115,486 barrels and 239,449 Mcf for July 2026 and 1,315,471 barrels and 2,887,306 Mcf for all of 2025. The operators you will see on checks and in the county records include Magnum Harper Energy, which completed the J and J Burns 53I-15 and 63-15 oil wells at 710 feet and the Burns-Shew-Ridgeway injection well at 640 feet; Brandt B. Powell, converting Birdsong 3 to injection in Coalmont West in January 2026; Union Oil Investments, with 77 Indiana wells and a water supply conversion in Shelburn Consolidated in June 2025; Pioneer Oil, the state's largest operator at 341 wells, with the Blann and Son CBM completed at 250 feet; and Keyrock Energy, which permitted the Frey 1 coalbed methane well in January 2026 and the Springer 2 in the Sullivan South pool in February 2026 at 236 feet.

Whatever you own here, producing royalties, non-producing acreage, or an inherited fraction split among family, we will identify it from whatever paperwork you have, value it off the actual wells and activity, and show you the reasoning with the offer. Free, no obligation, and no pressure: if keeping it is the right answer, we will say so. Inherited it? ### Shelburn Consolidated and the shallow Pennsylvanian sands

Oil first recorded in 1913 and consolidated in 1959: Pennsylvanian sands and the Muscatatuck under the north end of the county, with wells to 650 to 750 feet. Coalmont West produces from the Ste. Genevieve and Aux Vases.

Questions

## Straight answers for Sullivan County owners

What are mineral rights worth in Sullivan County?
It depends on the wells and units actually touching your tract, their decline, and your decimal, and in Sullivan County that ranges from a 700-foot stripper royalty to a coalbed methane lease to acreage where the coal was sold and the oil and gas were kept, so county averages mislead. Indiana publishes production only statewide, so your check stubs and division orders are the record. We value off the actual wells and activity and show the work, free.

Can my Sullivan County mineral rights expire?
Yes. The Dormant Mineral Interest Act, Indiana Code 32-23-10, extinguishes a severed mineral interest unused for 20 years and sends it back to the surface owner with no advance notice; the U.S. Supreme Court upheld the statute in Texaco v. Short in 1982. Sullivan County deeds severed coal from oil and gas generations ago, and an oil and gas reservation that has not been leased, produced, or taxed since the 1990s is at risk unless a statement of claim was recorded with the Sullivan County Recorder before the 20 years ran. We check that record on every Sullivan purchase.

Does the coal company own the gas in the coal under my Sullivan County land?
It depends on the deed that severed the coal, and Indiana has no statute that answers it for you. Coalbed methane permits in Sullivan go into the Springfield V coal at a few hundred feet, and the royalty follows whichever estate the deed language gives the gas to. Before anyone tells you the gas is theirs, read the reservation. We will read it with you, free.

What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, and recording costs. The offer you accept is the amount you receive.
