Pike County was strip mined, a lot of it, and the minerals tell that story: the coal companies took the coal and often reserved the oil and gas, so the family that sold the farm in 1955 may still own a royalty under ground that has since been dug up and put back. The oil here is shallow Union Bowman Consolidated production, small checks from old wells, with a handful of new holes each year from the little operators who know the field.

**What produces here.** Oil from Union Bowman Consolidated, which runs from Pike into Gibson County, in Pennsylvanian sands and the Mississippian Glen Dean, Cypress, Aux Vases, Salem, and Warsaw, plus the Rumble waterflood. Indiana publishes production only statewide, not by county: the Division of Oil and Gas reported 115,486 barrels and 239,449 Mcf for July 2026 and 1,315,471 barrels and 2,887,306 Mcf for all of 2025. The operators you will see on checks and in the county records include Tussey Oil Properties, with 196 Indiana wells on the state's August 2026 operator list and the Hazel Stewart 2 completed as an oil well at 1,367 feet in May 2026; Indian Black Water, which permitted the William R. Huey 9 to the Salem at 2,500 feet in October 2025 and drilled the Conley 3 to a 1,684-foot dry hole in May 2026; Travis Thompson Oil, converting the John McAtee Heirs 22 to a Glen Dean oil well in March 2025; F.D. McCrary, A.T. Like Farms 2 completed at 1,310 feet in July 2025; Countrymark Energy Resources; and Moore Engineering, which converted the Energy Conversion 8-5 and 8-9 to injection in the Rumble pool in June 2025. Nothing horizontal, nothing deep, and a pace of a few permits a year.

Whatever you own here, producing royalties, non-producing acreage, or an inherited fraction split among family, we will identify it from whatever paperwork you have, value it off the actual wells and activity, and show you the reasoning with the offer. Free, no obligation, and no pressure: if keeping it is the right answer, we will say so. Inherited it? Questions

## Straight answers for Pike County owners

What are mineral rights worth in Pike County?
It depends on the wells and units actually touching your tract, their decline, and your decimal, and in Pike County that ranges from a Union Bowman stripper royalty to a tract under a reclaimed strip pit where the coal is gone and the oil and gas were reserved, so county averages mislead. Indiana publishes production only statewide, so your check stubs and division orders are the record. We value off the actual wells and activity and show the work, free.

Can my Pike County mineral rights expire?
Yes. The Dormant Mineral Interest Act, Indiana Code 32-23-10, extinguishes a severed mineral interest unused for 20 years and reverts it to the surface owner with no advance notice; the U.S. Supreme Court upheld it in Texaco v. Short in 1982. Pike is full of oil and gas reservations in old coal company deeds, and a reservation that has not produced, been leased, or paid taxes since the 1990s may already be gone unless a statement of claim was recorded with the Pike County Recorder before the 20 years ran. We check that record first, and if the clock has not run we will tell you how to stop it whether or not you sell.

I inherited a Pike County royalty and the check still comes in my mother's name. What do I need?
Usually not a full probate. Indiana Code 29-1-7-23 lets any person record an affidavit in the county naming the decedent, the date of death, the deeds that vested the interest, and who it passed to; the recorded affidavit is prima facie evidence of the transfer and is what Illinois Basin operators and title examiners rely on. Be aware that unclaimed mineral proceeds go to the Indiana Attorney General after three years, so a check that has been going to a dead owner's old address may already be sitting in the unclaimed property fund. On a committed purchase we handle and pay for whichever route the title needs.

What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, and recording costs. The offer you accept is the amount you receive.
