Edwards County is small, and its oil business is small operators: family companies out of Albion, Grayville and Mount Carmel working leases that the Superior Oil Company drilled in the 1940s. It was also one of the few Illinois counties whose production went up in 2025, by a few hundred barrels, which in this basin counts as news.

**What produces here.** The Illinois Petroleum Resources Board puts Edwards County at 91,193 barrels for calendar 2025, up from 90,517 in 2024, one of only six counties in the state to gain. The oil comes from the west side of New Harmony Consolidated and from Albion Consolidated, Albion East, Bone Gap Consolidated, Maple Grove Consolidated, Parkersburg Consolidated, Golden Gate Consolidated, Phillipstown Consolidated and Ellery East, with pay in the Ste. Genevieve, McClosky, Salem, Aux Vases, Warsaw, Bethel and St. Louis; the ISGS database carries about 930 unplugged oil producer records here against 1,275 plugged. The operators you will see on checks and in the county records include Dee Drilling of Mount Carmel, Fischer and Fischer Oil, Darrell Lynch, Zama Oil, Keepes Petroleum, Bully Oil, McDowell Brothers Oil, Podolsky, Maybe Oil, French Creek Company and Hocking Oil. The IDNR weekly permit logs show two oil well permits in 2025, Fischer and Fischer's Roosevelt A-1 to the Ste. Genevieve and Lynch's Reckling 4 to the Ullin, both on May 23, with Keepes Petroleum's Webb 2 permitted as an enhanced recovery injector in the Degonia that June, and two in 2026, Zama Oil's Broster 1 to the Grand Tower and Dutch Creek at 5,500 feet on March 10, a deep Devonian test for this county, and Dee Drilling's Lydia Lipper A-3 to the Bethel at 2,810 feet on March 26, plus Lynch and Fischer Family Enterprises injection permits in May and October 2026.

Whatever you own here, producing royalties, non-producing acreage, or an inherited fraction split among family, we will identify it from whatever paperwork you have, value it off the actual wells and activity, and show you the reasoning with the offer. Free, no obligation, and no pressure: if keeping it is the right answer, we will say so. Inherited it? Questions

## Straight answers for Edwards County owners

What are mineral rights worth in Edwards County?
It depends on the wells and units actually touching your tract, their decline, and your decimal, and in Edwards County that usually means a small share of a New Harmony or Albion lease that has paid for sixty years and is now split among a family, so county averages mislead. Illinois publishes no well-level production, so your statements and division orders are the record. We value off them and show the work, free.

Do I have to probate my parent's Edwards County minerals?
Usually, if they were in your parent's name. Illinois treats severed minerals as real estate, and the small estate affidavit under 755 ILCS 5/25-1 reaches personal property only and cannot be used at all if the decedent owned any Illinois real estate. An out-of-state parent generally needs an ancillary probate in Edwards County. On a committed purchase we coordinate and pay for the probate or ancillary proceeding ourselves.

How quickly does an Illinois operator have to pay me?
Under the Oil and Gas Rights Act, 765 ILCS 520/10, the first payment is due within 150 days after the end of the month of first purchase, then per the lease or within 60 days for oil and 90 days for gas. Late amounts earn interest at the New York Fed discount rate, amounts of $100 or less may be held and paid annually, and you must give 30 days written notice before suing.

What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, and recording costs. The offer you accept is the amount you receive.
